AND TAKE NOTICE that the Council of The Corporation of the Town of Bradford West Gwillimbury will be holding a public meeting on Tuesday, February 25th, 2025, at 7:00 pm to consider the proposed amendments. The Council meeting will be held in the Zima Room of the BWG Library & Cultural Centre located at 425 Holland Street West, Bradford, and streamed live on the Town’s YouTube channel at: www.youtube.com/c/TownofBradfordWestGwillimbury

(Please note that there may be more than one public meeting and that the matter will be dealt with in the order that it appears on the agenda.)

The purpose and effect of the proposed Zoning By-law Amendment is to re-zone the subject lands from the “Future Development (FD)” zone to a site specific “Residential Two (R2-2*X)” zone. The purpose and effect of the draft plan of subdivision is to create one (1) block for the entirety of the site. Both applications are intended to facilitate the development of a total of 41 townhouse units consisting of:

• Twenty-three (23) rear-lane townhouse dwellings

• Eighteen (18) front-loaded townhouse dwellings

• Eighty-two (82) residential parking spaces (2 per unit)

• Twenty-one (21) visitor parking spaces

• A private road that is accessed from Milligan Street.

The purpose of the meeting is to inform the public of the nature of the proposal, invite public input, and answer questions regarding the application. Any person may attend the public meeting to make a submission in support of or in opposition to the proposed Amendments.

Written submissions regarding the proposal as well as additional information regarding the proposed applications is available by contacting Mana Masoudi, Senior Planner, via email at mmasoudi@townofbwg.com by telephone at 905-778-2055, ext. 1406 (a voicemail must be left) or by visiting the Office of Community Planning located at 305 Barrie Street, Unit 2, P.O. Box 419, Bradford, Ontario, L3Z 2A9, Monday to Friday from 8:30 am to 4:30 pm.

If you wish to be notified of Council’s decision regarding the proposed plan of subdivision and or the proposed Zoning By-Law Amendment, you must submit a written request to Mana Masoudi at the address indicated above.

If you are unable to make written submissions and therefore wish to make an oral statement during the public meeting, please email clerk@townofbwg.com prior to noon on February 25th, 2025 to register. You will be provided further instructions on how you will connect during the meeting. All oral statements will be recorded as part of the electronic meeting and will be posted for public viewing on www.youtube.com/c/TownofBradfordWestGwillimbury.

If a person or public body would otherwise have an ability to appeal the decision of the Council of the Town of Bradford West Gwillimbury to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Bradford West Gwillimbury in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision and or before the by-law is passed, the person or public body is not entitled to appeal the decision.

If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Town of Bradford West Gwillimbury in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision and or before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.

For more information about this matter, including information about appeal rights, contact Mana Masoudi at the Office of Community Planning, (905) 778-2055, ext. 1406 or email at mmasoudi@townofbwg.com.
