Property Standards By-law 98-065 establish​es minimum standards for the maintenance and occupancy of all property within the Town of Bradford West Gwillimbury, and regulates:

  • ​Maintenance of Lands
  • Sewage and Drainage
  • Parking, Walks and Safe Passage
  • Accessory Buildings
  • ​Fences 
  • Pest Prevention
  • ​Dampness 
  • ​Egress 
  • Plumbing
  • Bathroom and Toilet Room Facilities
  • Stairs, Porches and Landings
  • Floors, Walls and Ceilings
  • Roofs
  • Doors and Windows
  • Foundations
  • ​Structural Stability
  • Exterior Walls and Extensions
  • Heating Systems
  • Electrical Systems
  • Lighting
  • Ventilation
  • Garbage Disposal
  • Nuisance
  • ​Unoccupied Property
  • Underground Parking Garages
  • Water Supply
  • Kitchens
  • Overcrowding
  • General Cleanliness
  • Compost Heaps

If you have any concerns relating to any of the above criteria on your property, you may submit a formal request for a Property Standards Officer to conduct an inspection. Please include the following information in your correspondence:

  1. Statement giving the Property Standards Officer authority to enter your dwelling unit to conduct an inspection pursuant to the property standards bylaw.
  2. A list of the maintenance issues you feel do not comply with the by-law.
  3. Copies of any correspondence and documentation to the property owner showing that you have taken measures to rectify the maintenance problems on your own.
  4. Your name and telephone number and a time when you would be available for an inspection to be conducted.
  5. The correspondence must be signed and dated.

Clean Yards

Clean yards By-law 2012-025 was passed regulating property maintenance issues relating to:

  • land being free and clear of all garbage, refuse and/or debris, etc.
  • land being free and clear of infestation
  • cutting or trimming of grass and weeds
  • vegetation being trimmed and kept from becoming unreasonably overgrown
  • land being free of holes or excavations which may create health or accident hazards
  • unfenced or unprotected pits, excavations or other declivity
  • unprotected or unsecured wells
  • maintenance of swimming pools, hot tubs, wading pools or artificial ponds
  • throwing, placing depositing refuse, debris or waste material on any Town or public property
  • the location, placement, size and maintenance of composted material piles or containers
  • the storage of derelict motor vehicles, unlicensed motor vehicles or motor vehicles that are unfit to be
  • operated on a highway, unless storage complies with the Town’s Consolidated Zoning By-law

If you have concerns with respect to the maintenance of property in your area, please contact the Enforc​ement Division with the following information:

  1. List of maintenance issues you feel do not comply with the by-law
  2. Address of the property
  3. Your name, address and telephone number to contact regarding concerns

Enforcement

Upon receipt of a complaint, an enforcement officer will conduct an investigation to determine whether the subject property is in compliance and, if required, proceed with remedying the issue.
