A building permit must be obtained from the Town of Bradford West Gwillimbury before you begin most construction projects within the municipality. See below for more information on how to apply for a permit. 

​By obtaining a permit, not only will you comply with the requirements of the Building Code Act, you will also benefit by having your plans and the actual construction of your project reviewed and approved as it progresses. These reviews and approvals are meant to ensure that the minimum construction standards established by the Ontario Building Code have been met to protect the health, safety and welfare of both inhabitants and users of buildings.

 Select a Project Type

Accessory Dwelling Units

The following items are required to be submitted for the construction and registration of a secondary unit after July 14, 1994.  If the accessory dwelling unit was in existence prior to this date, please consult with the Town’s Office of Community Planning​ at 905-775-5366 ext. 1400.

Step 1: Zoning Compliance Review

  • Zoning compliance form
  • Zoning compliance review fee: $100.00
  • Applicable drawings shall be to scale and must include;
    • 2 hardcopies and an electronic copy of a property survey/site plan which clearly indicates the following:
      • Location of the entry/exit door(s) for the accessory dwelling
      • Dimensions of the available parking
        • A minimum 3 parking spaces each measuring 2.7m x 6m, is required for a property with an accessory dwelling unit. All parking must be maintained on the property. Garage parking may be included in the number of parking spaces. Provide dimensions of driveway and garage.
    • 2 hardcopies and an electronic copy of floor plans
      • Floor plans must include the details contained in the Homeowner’s Guide to Accessory Dwelling Units
        • The gross floor area of the accessory dwelling cannot exceed 45% of the gross floor area of the main building and shall be no less than 38 square metres (409 sq. ft.)

Once the zoning compliance submission is reviewed and approved, the accessory dwelling unit permit may be applied for.

Step 2: Building Permit Submission Requirements and Security Deposit

Please download and review the ​Homeowner's Guide to Accessory Dwelling Units which includes a copy of the zoning compliance form, building permit application form, and a summary of the submission process requirements for accessory dwelling units.

A security deposit (cash, cheque or debit) in the amount of 10% of the estimated construction value (min. $500, max $2,000) is required upon permit issuance.

Step 3: Registration

Once the building permit has received the final inspection, the security deposit release may be processed and the accessory dwelling unit must then be registered with the Planning Department.

Accessory Structures

Please be advised a permit is required for an accessory structure that is greater than 10 m2 or 107 sq. ft. or if plumbing is being proposed inside.

To proceed with an accessory structure permit, the following items are required to be submitted to the Building Division:

Step 1: Zoning Compliance Review

  • Zoning compliance form
  • 2 hardcopies and an electronic copy of a site plan drawing showing the location of the proposed structure with all of the applicable setbacks to the property lines
  • 2 hardcopies and an electronic copy of elevation drawings showing the height of the proposed structure measured from average finished grade to the midpoint of the roof
  • Zoning compliance review fee: $100.00

Step 2: Building Permit Submission

  • Building permit application form
  • Agent authorization form, if Applicant is not the Home Owner
  • Conservation Authority (LSRCA or NVCA) approval, if applicable
  • Applicable permit fees, paid once zoning compliance has been approved
    • Building permit fee: $3.00/m2
    • Assessment fee: $40.00
  • 2 hardcopies and an electronic copy of architectural and structural drawings

Please download and complete the Accessory Structures Package as part of the permit submission.

Additions

Step 1: Applying for Zoning Compliance Review

Zoning compliance must be reviewed and approved prior to permit submission. Please note a grading review may be required, it will be confirmed by our engineering department during the zoning application review.

For the zoning compliance review please provide;

  • Zoning compliance form
  • 2 hardcopies and an electronic copy of a site plan showing the location of the proposed addition along with all of the applicable setbacks to the property lines
  • 2 hardcopies and an electronic copy of elevation drawings showing the height of the proposed addition from average finished grade to the midpoint of the roof
  • Zoning compliance review fee: $100.00 (if grading is required, there is a $350.00 grading review fee)

Step 2: Applying for Building Permit

Once zoning and grading have been approved. The following documentation is required to be submitted to the Building Division to proceed to the building permit submission;

  • Building permit application form
  • Agent Authorization Form, to be completed when the applicant is not the property owner
  • Applicable permit fees:
    • Building permit fee: $11.10 per square metre
    • Assessment fee: $75.00
  • 2 sets of complete architectural, structural, and mechanical drawings for the building (please download and complete the checklist)
  • ​Approval from the Conservation Authorities (NVCA or LSRCA), if applicable

Please be advised for properties serviced by septic, a septic re-evaluation may be required dependent on the size of the addition, proposed room uses, and/or proposed plumbing fixtures.

A refundable security deposit in the amount of 10% of the construction value (minimum of $500.00 to maximum of $2,000.00) will be required at time of building permit issuance and may be released once all required inspections have been completed.

Basement Finishing

A permit is required for the interior finishing of basement areas including framing, electrical, plumbing, mechanical, and insulation.

Please note, if the intent of finishing the basement is for the use of an accessory dwelling unit or basement apartment, then the permit application process for an accessory dwelling unit will be required.

The following items are required to be submitted for the basement finishing permit:

  • Building permit application form
  • Agent authorization form, if Applicant is not the Property Owner
  • Two hardcopies and an electronic copy of a floor plan illustrating the following:
    • Identify all rooms
    • Indicate room sizes with dimensions
    • Specify the location and sizes of all windows and doors including the height of windows from the floor level
    • Location and dimension of stairs
    • Location of smoke and CO detectors
    • Type of interior and exterior wall finishes
    • Location of all plumbing fixtures including mechanical ventilation
    • Location and size of heat registers in each room and return air grills
  • Applicable fees:
    • Building permit fee: $6.20 per sq. m.
    • Assessment fee: $75.00
    • Security deposit (cash, cheque or debit): 10% of the estimated construction value (minimum of $500.00 to maximum of $2,000.00)
      • Required at time of permit issuance
      • May be released once all required inspections have been completed

Decks

Please be advised, a deck requires a building permit if it meets any of the four criteria outlined below:

  • The deck is attached to the house
  • The deck is serving a required entrance​
  • The deck is greater than 107 sq. ft. in building area, or
  • The deck is 2 ft or greater in height above grade

If the proposed deck meets any one of these criteria, a building permit is required.

Demolition

The following items are required to be submitted for a demolition permit:

  • ​Building permit application form​
  • Agent authorization form, if Applicant is not the Property Owner
  • Demolition pre-permit clearance form, with all of the applicable sign-offs completed on the form at time of permit submission
  • Site plan drawing showing location of all structures on the property and outlining the structure(s) to be demolished
  • Applicable permit fees, as outlined on the demolition pre-permit clearance form
  • Security deposit, as outlined on the demolition pre-permit clearance form

ICI Interior Alterations

The following information outlines the process for interior alteration permits.​

Step 1: Zoning Compliance Review

  • Zoning compliance form
  • Zoning compliance review fee: $100.00
  • Site Plan (indicating parking spots)

Once zoning has been approved the building permit application may be submitted. 

Step 2: Building Permit Application

  • ​Building permit application form
  • Agent Authorization Form (if applicable)
  • Plumbing worksheet, if any additional plumbing is proposed in the renovation
  • Commitment to General Review form
  • Applicable permit fees:
    • Interior Alteration: $5.60 per square metre of area of work
    • Assessment fee: Fee dependant on entire building area, not solely unit in question.
      • $150 (less than 600m2)
      • $300 (600m2 or more)
    • Applicable plumbing fees, to be determined by the plumbing data sheet
  • An electronic copy and 3 sets of signed and stamped complete architectural, structural, mechanical drawings and electrical drawings. Please refer to the Non-Residential Checklist for specifics which are required to be shown on the drawings.

Please note: A refundable security deposit (cash, cheque or debit) in the amount of 10% of the estimated construction value (min. $2,000, max $10,000) will be required at permit issuance. The security deposit may be released via direct deposit once all required inspections have been completed. Please complete the attached payment information form and submit to our office at your earliest convenience.

Interior Alterations

The following items must be submitted to the Building Division for a residential interior alteration permit:

  • ​Building permit application form
  • Agent authorization form, if Applicant is not the Home Owner
  • 2 hardcopies and an electronic copy of complete architectural, structural and mechanical (if applicable) drawings
  • Applicable permit fees:
    • Building permit fee: $9.00 per sq. m.
    • Assessment fee: $75.00
    • Security deposit (cash, cheque or debit): 10% of the estimated construction value (minimum of $500.00 to maximum of $2,000.00)
      • Required at permit issuance
      • Released once all required inspections have passed

New Entrance

​Step 1: Zoning Compliance Review

  • Zoning compliance form
  • Site plan drawing showing location of proposed entrance with the relevant setback from the proposed door to the property line and the setback from the proposed stairs/steps to the property line (if applicable)
  • Zoning compliance review fee: $100.00

Step 2: Building Permit Review

  • Building permit application form
  • Agent authorization form, if Applicant is not the Property Owner
  • Approval from the Conservation Authorities (LSRCA or NVCA), if applicable
  • Cross section drawing illustrating the following:
    • Lintel size, location & details
    • Partial floor layout, where the side entrance opens into the house along with the landing dimensions
    • Height of door sill from grade
    • Location of exterior light
    • Framing details
    • Door details including size & type
  • Applicable permit fee: $75.00

Please note, all basement walk-up applications require a design stamped by an Engineer.

A security deposit (cash, cheque or debit) in the amount of 10% of the estimated construction value (min. $500, max $2,000) will be required at time of permit issuance. The security may be released via direct deposit once all required inspections have been completed.

New House

STEP 1: Zoning & Grading Compliance Review
  • Zoning compliance form
  • 2 hardcopies and an electronic copy of a site/grading plan
  • 2 hardcopies and an electronic copy of elevation drawings
  • Applicable fees:
    • Zoning review fee: $100.00
    • Grading review fee: $350.00

STEP 2: Building Permit Review

Please download and review the permit application checklist outlining the documents and drawings that may be required for the permit submission. Please be advised not all of these may apply to your project; your Designer will be able to determine what documents/drawings will be required for your submittal.

In addition to this checklist, the following are also required for submission of step 2:

  • Building permit application form​
  • Agent Authorization form, if the applicant is not the owner of the property
  • Approval from the Conservation Authorities (LSRCA or NVCA), if applicable
  • Applicable permit fees, paid once zoning compliance has been approved
    • Building permit fee: $11.10/m2
    • Assessment fee: $200.00
    • Security deposit (cash, cheque or debit): $10,000.00
      • Required at time of permit issuance
      • May be released once all required inspections have been completed

Septic Systems

​The following items are required to be submitted for a new septic system or alterations to an existing septic system:

  • Building permit application form
  • Agent authorization form, if Applicant is not the Property Owner
  • Site plan drawing showing location of existing and proposed septic system (septic tank and tile bed including clearances)
  • Septic system drawings and details​
  • Statement of design form
  • On-site sewage system design
  • Applicable permit fees:
    • New septic system: $579.00
    • Alterations to an existing septic system: $414.00
    • Security deposit (cash, cheque or debit): 10% of the estimated construction value (min. $500, max $2,000)
      • Required at time of permit issuance
      • May be released once all required inspections have been completed​

Swimming Pool Enclosure

Please download and review the Swimming Pool Enclosure Package and complete and submit all applicable forms.

Tents

A building permit is required for a tent or group of tents that is more than 60 sq. metres (645 sq. ft.) in aggregate ground area.
